Brookfield India Real Estate Trust’s stock saw a 1.29% increase to ₹299.55 on the NSE by 11:55 am today after releasing its Q3 FY2025 results. The company reported a 17% year-over-year rise in same-store net operating income for the quarter ending December 31, 2024.
The office REIT’s operating lease rentals increased by 13% year-over-year to ₹442.6 crore, while adjusted net operating income went up by 11% to ₹503.7 crore. During the quarter, the trust achieved gross leasing of 11 lakh square feet with an average re-leasing spread of 14%.
BIRET’s committed occupancy improved to 87%, showing a 7.7% increase over the past year. A distribution of ₹4.90 per unit for Q3 was announced by the company, including a dividend component of 21%.
Recently, the trust completed a significant capital raise of ₹3,500 crore through a Qualified Institutional Placement (QIP), attracting investments from major institutions like the International Finance Corporation, Life Insurance Corporation of India, and leading mutual funds.
In the first nine months of FY2025, BIRET acquired a 50% stake in a commercial portfolio of 33 lakh square feet in Delhi-NCR from Bharti Enterprises for ₹1,228 crore. Currently, the trust manages a total leasable area of 2.89 crore square feet across key markets in India.
